The whole house,
under one plan.

Layout, structure, systems and finishes, renovated together and managed start to finish. One budget, one schedule and one team responsible for every room.

A full renovation is your best chance to fix what is behind the walls. Do not spend it on finishes alone.

Before and after pair, or a fully renovated main living area

With the walls open, it is the right time to upgrade insulation, wiring, plumbing and ventilation. We plan those upgrades alongside the design so the house performs as well as it looks, and nothing needs to be opened up again in five years.

The big decisions happen before demolition

We work through layout, structure, systems, finishes and budget with you and your designer before work begins. By the time demolition starts, the major decisions are made and the schedule is real.

Selections are tracked against deadlines, so a late tile decision never holds up the drywall crew.

Built to perform, not just to look good

Better insulation and air sealing, updated electrical service, new plumbing, improved ventilation. The upgrades you never see decide how comfortable the house feels and what it costs to run.

Where energy upgrades may qualify for rebate programs, we help you plan the work so you can apply for them.

A budget you can follow

Full renovations are big investments. We break the budget into clear categories with allowances explained, update you on costs as the project moves, and price any change in writing before it happens.

Project approach

All at once, or in planned phases.

How a full renovation is sequenced affects cost, timeline and whether you can stay in the home.

  • Complete

    Complete renovation

The whole home renovated in one continuous project. Fastest overall and usually the most cost efficient, though you will typically live elsewhere.

Best when: You can move out and want the project finished in one go.

  • Phased

    Phased renovation

The home renovated in stages, sequenced so you can stay in part of it and so each phase sets up the next.

Best when: Staying in the home matters, or the budget works better spread over time.

  • Pre-purchase

    Walkthrough and scope

A walkthrough of a home you are buying or preparing to sell, with a scope and rough costs so you know what you are taking on.

Best when: You are weighing a purchase or deciding what to update before listing.

Common questions

Full home renovations, answered.

Still have a question? Ask us directly or call 604-360-0337.

Do we need to move out?

For a complete renovation, usually yes, since kitchens, bathrooms and utilities are out of service for long stretches. A phased approach can let you stay in part of the home.

How long does a full home renovation take?

Typically several months, depending on size, structural work, permits and material lead times. You receive a detailed schedule before work starts, updated as the project moves.

How do you keep the budget on track?

Detailed estimates, clearly explained allowances, early selections and written change orders. You see where the budget stands throughout, not just at the end.

Should we renovate or rebuild?

It depends on the condition of the structure, zoning, what you want the home to become and the cost of each path. We can walk the home with you and compare both options.

Do you work with designers and architects?

Yes. We can bring in design partners or work with yours, and we are most useful when we are involved before plans are finalized.

What permits will we need?

Most full renovations need a building permit, and often plumbing, electrical and gas permits too. Your municipality sets the requirements, and we manage the applications and inspections.
